Q and A: The 3 Questions I Get Asked the Most
Talking with people about real estate is something I really enjoy! The process of buying and selling, maintaining a home, and discussing new developments around this area are all topics I love to discuss.
Many people love to discuss all this as well. I have noticed that pretty much everyone has three questions they want to know the answer to… So, I’m sharing my top three questions with the answers in hope that this will help you be an informed homeowner & consumer!
1.) How’s the market?
Prospective buyers and sellers of course want to understand the market in their area. However, almost everyone I speak to wants to know the answer to this question, especially in the last few years as the real estate market has been on a pretty wild ride.
They want to know if it’s a buyer’s or seller’s market, and what trends are affecting property prices. Here’s what’s happening right now in the Cypress market:
According to HAR.com, there are currently 2.8 months of inventory available, which means we are in a seller’s market. A balanced market would be between 5-6 months’ worth of inventory. The average sold price over the last 12 months is $475,263 with an average of 44 days on the market.
It is true that rising interest rates are having an impact on the number of buyers entering the market. It is also true that multiple offer situations are still happening because 2.8 months of inventory is pretty low.

2.) What do I need to do to get my home ready to sell?
Sellers often seek advice on how to make their home more appealing to potential buyers. Many sellers worry they need to spend thousands of dollars to get their home ready. If maintenance has been neglected, that could be true. But, there is a better way! Follow my weekly homeowner newsletters to have a home that stays in its best shape so that you won’t need to spend all the money when you are ready to sell and ADDED BONUS…you will enjoy living in your home.
Here’s my top three easiest things to do:
- Declutter your closets, pantries, and shelves. You will notice an immediate difference in how light and open your home feels.
- Change out your light fixtures – this can be cheap and easy and makes a huge difference, you can even bring the new ones with you if you love them!
- Get your house super clean and clean it on a regular basis.
3.) How much is my home worth?
This is an important question. Property values do vary and change over time and market shifts, so it is a good idea to have a general idea of what this large investment is worth. As a curtesy to my buyer clients, each year on their home anniversary I send them market analysis of their home.
