Two Corners to Watch: New Growth Coming to Cypress and Tomball
If you’ve driven down Highway 290 or FM 2920 lately, you’ve probably noticed it — more dirt work, more road widening, more “coming soon” signs than usual. Growth out here never really slows down, but a couple of projects on my radar right now are worth knowing about, especially if you own a home nearby.
Dunham Pointe Retail Village (Hwy 290 & Mason Rd, Cypress)
Trademark Property Co. — the developer behind Market Street in The Woodlands and LaCenterra at Cinco Ranch — is building a 25-acre, roughly 206,000-square-foot retail village inside the 1,300-acre Dunham Pointe master-planned community, which is already home to about 1,100 sold home lots.
Confirmed tenants so far include Shake Shack, Pokeworks, Amorino Gelato, and Milkshake Factory, along with commitments from a national organic grocer and a junior fashion anchor — though those two haven’t been named publicly yet. According to Trademark, leasing interest has been unusually strong; the company has said it’s the fastest pre-leasing pace they’ve seen on any of their projects.
A quick note on timing: this project’s groundbreaking date has already moved once. An early-2025 announcement targeted a Q4 2025 construction start; by March 2026, that had shifted to “early summer 2026.” As of this writing, I haven’t found confirmation that construction has actually begun, so things are coming but slightly delayed. Whenever it does break ground, the first tenants aren’t expected to open until late 2027 — this is a project to watch over the next year or two, not something opening next month.
Rosehill Reserve (SWC of FM 2920 & Cypress Rosehill Rd, Tomball)
Out toward Tomball, a 16-acre tract at the southwest corner of FM 2920 and Cypress Rosehill Road — branded Rosehill Reserve — recently hit the market for retail lease. Nothing is signed yet, so there are no tenants to report. But the corner itself is worth watching for a few reasons:
- FM 2920 has just been widened to four lanes.
- Cypress Rosehill Road is currently being widened as well, to handle traffic that already exceeds 20,000 cars a day.
- Directly across the street sits a roughly 22-acre parcel owned by H-E-B.
- To the west, the Rosehill Reserve residential community is planned to bring more than 1,500 new homes across 600 acres.
I want to be careful with that H-E-B detail: what’s confirmed is land ownership, not an announced store. There’s no public confirmation yet that H-E-B plans to build a store on that specific parcel. Given the location and the amount of house growth planned nearby, it’s the kind of site that I love to tell clients about — but it’s speculation until H-E-B says otherwise.
What This Means for You as a Homeowner
New retail and dining nearby is generally a good thing for home values and everyday convenience — it’s one of the things buyers consistently ask about when they’re comparing neighborhoods. In the short term, though, road widening and construction can mean more noise and slower commutes, so it’s worth factoring in if you’re weighing a move in the next year or two.
